Guest Policies & House Rules
These policies apply to all Sea Turtle Vacation Homes properties. By booking, you agree to them as part of your rental agreement.
Breaking any rule may result in immediate termination of your stay without refund.
Maximum Occupancy
Occupancy limits are set by Florida law and strictly enforced. The number of guests on the premises — including day visitors — may never exceed the maximum listed in your confirmed reservation. Violations result in immediate termination without refund.
No Parties or Events
Parties, gatherings, and events are not permitted. If one occurs, the reservation is terminated immediately without refund. Additional cleaning, security, or damage charges may apply.
No Smoking
No smoking indoors. Outside smoking is permitted only with all doors and windows closed. Indoor smoking carries a $1,000 penalty plus the full cost of odor remediation and any damages. Smoke detectors are installed throughout.
Weapons, Drugs & Illegal Activity
Firearms, weapons, illegal drugs, and unlawful activity are prohibited on the premises. Violations result in immediate termination without refund and will be reported to local authorities.
Noise & Neighborhood Respect
Quiet hours are 10:00 PM to 7:00 AM. Noise monitoring devices are installed per city ordinance. Outdoor spaces may be used after 10 PM, but keep it down. Excessive noise can result in termination without refund and fines from local authorities.
Parking
Use only the designated spaces assigned to the property. No parking on grass, sidewalks, or unauthorized areas. Extra vehicles may be towed at the guest's expense.
Property Care & Trash
Leave the property in the same condition you found it. Trash goes in the designated outdoor bins before departure. Negligence that requires extra cleaning will result in additional charges.
Grill Use
Request grill use before arrival. A $35 cleaning fee is due before check-in.
Check-Out Policy
Check-out is at 11:00 AM EST. We don't offer late check-out. Remaining on the property past 11:15 AM incurs a $50 charge for every 15 minutes.
Pool & Amenity Liability
No lifeguard is on duty. Pool and amenity use is at your own risk. By booking, guests voluntarily assume all risks associated with the pool and outdoor areas.
Sea Turtle Vacation Homes, its owners, and managers are not liable for any injury, accident, loss, or damage on the premises. Children must never be left unattended in the backyard or pool area. Guests are responsible for their own supervision and safety.
By booking, guests agree to release, indemnify, and hold harmless Sea Turtle Vacation Homes, its owners, and management from any claims, liabilities, damages, or expenses arising from use of the property or its amenities.
Pool Heating Policy
Pool heating is included in winter as a courtesy. We aim to hold the temperature at around 89°F, but it can fluctuate with weather or equipment. No refunds or credits are issued for temperature dissatisfaction or mechanical issues.
Travel Insurance & Liability
We strongly recommend purchasing travel insurance. Sea Turtle Vacation Homes is not responsible for accidents, injuries, lost belongings, weather disruptions, or other unforeseen circumstances.
Legal Compliance Notice
All properties operate in compliance with Florida state and local regulations, including occupancy limits and noise ordinances. It is unlawful to allow a registered sexual offender or predator to occupy the residence where prohibited by law.
Enforcement
Breaking any house rule may result in termination of the reservation, removal from the property, forfeiture of all rental payments, and additional charges for damages.
